Loving Homeownership Except...

On days like today. I went to the gym early this morning and when I got back Emma ran into the office and said "MOM, there is water on the floor in the laundry room." I just thought maybe she saw a drop or two but when I opened the door I saw water all over the floor. It had come out to the carpet in the doorway, hall, and seeped through the wall to the family room floor. I didn't know how far out it went until I moved the sectional away. I borrowed my neighbor's vacuum so I could suck up the water (thanks, Susi!) I spent nearly two hours sucking up tons of water. I had to empty the vacuum 4 times, and there was still more water! LeDel Pace, our plumber, took out our two water heaters and replaced it with a new one. The two were 13 years old and we were told they had a good run. I called our insurance and spoke to a claims guy about the water damage. Our deductible is pretty high so Jake and I decided to try and do most of it on our own and closed the claim. So now we are cutting out the soaked padding and have fans placed all over downstairs (thanks for letting us borrow them, Abby!) so the carpet and cement can dry. Then we will put the new padding down, call someone to put in new tack strips and stretch our carpet back down. Then we need to get the carpet professionally cleaned with an odorizer to prevent the musty water-log smell to penetrate the floors. Ugh! So much for a quiet Friday, relaxing with the kids. Times like these I sort of miss living in a rental, being able to call the maintenance people at a moment's notice when something like this happens. Instead, we get to fork out nearly 1K to pay for a new water heater, new padding, labor to stretch and tack our carpet, and then get them cleaned. Now Jake and I are wondering why we didn't renew our home warranty last November. At the time $450 seemed steep for something we didn't know if we would use. Argh. If we only would have known...

Cute story though, when I was showing Jake the water damage this morning Ben said "Hey Mom, Emma is a hero. She's a hero for finding the water!" So cute. I also thought it was nice when the plumber told me I didn't look old enough to have 3 kids. I told him I was turning 28 in 3 days and he said "REALLY? You look like you're 16." I think I'll take that as a compliment. I just hope this 'youthful look' stays with me for the next couple decades!

What a mess! I know exactly how ya feel. When our basement flooded it got water all over our brand new carpet in the family room and in Jayden's room. Thank goodness the rest of the downstairs was just cement and it didn't matter too much. At least yours is a quick fix with the water heater (although still expensive and frustrating!)and not a big giant clog in your sewer pipes.
